I'm Max. You replied to my email and we have a phone call coming up. This page covers what I do and how the deal works.

Read it once and we can spend the whole call on your properties, your radius, and your numbers.

The prize is the kind of account that runs a year and invoices every month, growth your current crews can absorb.

01 · The job

I book commercial walkthroughs.

A walkthrough means you show up at a commercial property you chose, walk it with the person who can sign, and bid the work. You pick the property types. You pick the radius. My system finds the decision makers and gets you in the door.

Every walkthrough comes with a handover: the property, the decision maker's name, their mobile, the full email thread, the time, and what they said. You walk in knowing who you're meeting and why they said yes.

Properties locked into a contract still reply, and "we're covered until March" tells me exactly when to come back for you.

What the groundwork looks like: for one operator I built a list of 4,024 commercial properties across 64 towns, with 945 named decision makers. That's what "you pick the accounts" means in practice.

02 · What counts

A walkthrough only bills if all four are true.

  • ✓It was held. They showed up.
  • ✓Commercial property, of a type you named.
  • ✓With the person who can sign. Not a gatekeeper.
  • ✓They knew it was a bid. No surprise meetings.

Miss one and it's free. No-shows are free. Wrong fits are free. We put this definition in writing before a single email goes out, so there's never an argument about what you owe.

Two parts. Both simple.

04 · The straight part

I don't have a landscaping case study yet.

The model is running live with operators in Oregon and Tennessee right now. Neither is finished. I could dress that up. I won't.

It's also why the deal is shaped the way it is. You pay per walkthrough held. If I'm wrong about your market, that costs me, not you.

One more thing I won't do: promise a date for your first walkthrough. New email domains take weeks to warm up, and commercial property people move on their own schedule. Anyone promising you week one is either lying or about to spam your market under your name. I do neither.

What I will promise: your target list and the copy, in front of you for approval, within three days.

05 · Proof

06 · Fit

This is not for everyone. On purpose.

Worth your time if

  • ✓You want commercial contracts: offices, HOAs, retail, industrial, whatever types you name.
  • ✓You can staff the work when bids start closing.
  • ✓You win on relationships and doing the job right, not on being the cheapest number on the sheet.
  • ✓You can give this about an hour a week. Strategy and approvals. That's the whole time cost.

Cancel the call if

  • ✗You're residential only.
  • ✗Your plan is to win on lowest price. I get you in the room. I can't win a price war for you.
  • ✗You want a cheap pile of contacts to blast. I don't sell contacts. I book walkthroughs.
  • ✗You need results by a hard date. I already told you why I won't promise one.

If that second list is you, no hard feelings. Skip the call and save us both twenty minutes.

One landscaper per metro. That's structural, not a sales trick. I can't book walkthroughs for two companies bidding the same properties. When your area is taken, it's taken.

07 · The call

Come with three things.

The property types you actually want. Your radius. And roughly what a signed contract is worth to you over a year. That's everything we need to work out the numbers together on the call.
